NAHB and Wells Fargo Release April Forecast, Upgrading Outlook on Housing Market

Jeff Zagoudis, Associate Editor of Professional Builder Magazine reported last week that Wells Fargo released a joint forecast for April with The National Association of Home Builders, upgrading their outlook on the housing market:

Wells Fargo has upgraded its outlook on the housing market in its April forecast, thanks to modest upswings in consumer confidence and home prices nationwide. The forecast, released jointly with NAHB, projects continued recovery through the rest of 2012.

This Spring Looking Like Perhaps The Best Home Selling Season in Years

Morgan Brennan of Forbes Magazine reports several indicators that point to this spring shaping up to be the best season we’ve seen in years in real estate.

“The spring home buying season looks bright because of an elevated level of contract offers so far this year,” Lawrence Yun, chief economist of NAR, said in a statement earlier this week. February home sales, despite a slight dip from January to February, remain well above 2011 numbers. The Pending Home Sales Index, which reflects signed contracts that have yet to close, from the National Association of Realtors (NAR) was 9.2% higher than February of 2011 and existing-homes sales, or closed contracts, were 8.8% higher than last year.

That increased demand from buyers has pushed inventory levels 19% lower than they were this time last year, with an estimated 2.43 million homes available for sale. In fact, housing inventory is at a five-year low nationally right now. It means owners tinkering with the thought of selling have less competition to contend with, compared to the past five years. It also means housing may be inching toward a long-awaited recovery.

National Apartment Vacancy Rate Drop, Driving Up Rents

Reuters reported that the national vacancy rates among apartment has dipped to the lowest national level since 2001, as rents continue to rise across the country, making renting a less affordable option that buying in many cases:

The national vacancy rate fell 0.30 percentage points in the first quarter to 4.9 percent, the lowest level since the fourth quarter 2001, according to preliminary results Reis released Wednesday.

Meanwhile asking rents jumped by 0.5 percent from the prior quarter to $1,070 per month. Stripping away months of free rent and other perks designed to lure or retain tenants, effective rent rose to $1,018 per month, up 0.9 percent, the largest increase since the first quarter 2008, Reis said.

“I think that rent growth will accelerate this year,” said Victor Calanog, head of Research & Economics at Reis.

More and More Evidence on the Affordability of Home Ownership vs. Renting

An article appearing in The Wall Street Journal this week by Dawn Wotapka and Nick Timiraos reiterates the message that buying a home of your own can be more affordable than renting.

Climbing rents for apartments are combining with a continued decline in home prices to push once-reluctant home buyers into finally taking the plunge, say economists and real-estate agents, helping what appears to be a good start to the housing industry’s all-important spring selling season. Although increased buying activity from investors and second-home purchasers are also factors behind the recent pickup in home sales, real-estate agents say they are fielding more calls from anxious tenants complaining about rising rents.

Nishu Sood, a housing analyst with Deutsche Bankwho tracks housing costs, says that, historically, the cost to rent an apartment has been about 10% lower than the after-tax cost of owning a home. That rental discount began to fall in 2010 and disappeared entirely last year. By the end of 2011, Mr. Sood’s research found that the cost to rent an apartment was about 15% higher than the cost to own a home. Conditions are “overwhelming in the favor of buying now. It is unequivocal,” he said.

It’s time for another homeowner tip from Greg in our Warranty Department

Spring is in the air, and that means that summer will be here before we know it! It is important to test your air conditioning system before it gets too hot.  A key point to remember is that the government considers heat a priority, but not air conditioning, so your air conditioning contractor will schedule repair calls on a first-come, first-served basis. Some companies will consider households with elderly or infants a priority, but testing your system ahead of time should alleviate those emergency calls in the beginning of the season.

So here are a few helpful hints that are your responsibility: (1) check the system to ensure there is cold conditioned air coming out of your registers, (2) ensure your condensation line is clean and free of debris and (3) adjust your dampers to the summer time setting.

Taking just a few minutes at the beginning of the season to check your system will allow you to stay cool and enjoy the spring and summer months!

We thought we’d share this interesting article from the Dragas Mortgage Blog at www.dragasmortgage.com. If you’ve ever wondered what exactly makes up your credit score, and what you can do to improve yours, this article sheds some light on the mystery of credit scores:

Anatomy of a Credit Score
Sure, you’ve got debt, but you’ve never missed a payment so you must have a high credit score, right? Think again. Although payment history does account for 35% of your credit score, there are several other factors that can also make or break you and your ability to obtain credit.
How much you owe is almost as important and how timely you pay
30% of your overall score is based on how much credit you have outstanding relative to the credit limits on your accounts.  So, even though you have never missed a payment, being at or close to the limit on an account will still cost you. Experts have even gone so far as to suggest that no more than 35% of our available credit should be borrowed against in order to keep your score in top shape.
Mom and Dad may have an edge on you
When it comes to credit scores, age matters. Actually, the length of time you have had credit established can account for up to 15% of your score. So, even if you’ve got your debt under control and have never missed a payment, Mom and Dad may still have you beat on credit scores because of the simple fact they have probably had a longer established credit history.
That balance transfer offer may save you interest now, but may cost you on larger purchases down the road
An offer arrives in the mail for a new credit card with a low balance transfer rate.  Even though it looks like a no-brainer, the lower interest rate you may pay with the new card may not be worth the potential hit to your credit score if you are looking to make a major purchase down the road, such as a new home or car. 10% of your credit score is determined by how many newly opened accounts you have, as well as the types of accounts they are (credit cards, finance companies, etc). Balance transfer offers can make sense at the right time, but if you are shopping for a home or other major purchase you may want to hold off on establishing any new credit for the time being. 
What about inquiries?
People are always asking us what effect a mortgage inquiry will have on their credit score when they are pre-qualifying for a home loan. In general, inquires account for a very small percentage of your credit score, and certain types of loans, such as mortgages, where it is typical to shop around for the best rate, have an even smaller effect. The newest credit scoring modules allow for multiple inquires within a 30 day period to count as only one total inquiry, as long as they are assumed to be for the same type of financing (mortgage, auto or student loans).
